How is Hello different, besides the fix fee, from other property Management companies

Property management companies are payed by the guests, they pay you a fee for using your property. The guest is the customer and you are a supplier; and a captive one too. The control of how often the house is rented, the rates, the commission they take etc.. is in their hands, not yours! 

With Hello, you get paid directly by the guest, you have full control of the rental of your house, you are our customer, -for a fee- you benefit from our experience and we help you deliver a great service to your guests. 

How will transactions be handled?

Your guests will pay Airbnb when they make their reservation, Airbnb then releases that money to the account of your choice one day after check-in. Hello’s services are billed once a month at the end of the month, you never need to put money forward.

I am in Reunion most of the year, could I use Hello’s services for just a short period?

Yes, our flat-fee approach means we will only charge for services when we are overseeing a reservation. There are NO expenses when you do not use Hello.

How do I know if my prices are right?

The first and easiest action to take is to look at comparable property hosting prices within your neighborhood. Hello also has access to some of the price optimization tools used by Airlines and Hotel Chains to assist with setting the best prices.

Does Hello handle maintenance of the property?

We will perform small maintenance ourselves (change light bulbs, fix loose doors/cabinets) and organize contractors for more technical jobs.  Maintenance and answers to emergency calls are billed at $40/hour

How quickly do you answer emails from potential guests

We are based in Champions Gate and can access most houses in the Reunion or Champions Gate area with 10 to 15 minutes.

Yes, Hello also provides the same set of services for bookings taken from other rental websites however, it will be the host’s responsibility to ensure there are no conflicting reservation.  

If you choose the full management option, Hello will manage the listing of your property on multiple websites at an additional charge of 2% per-group  Listing your property on multiple sites is a good way to increase revenues however, it is time consuming to control all the calendars - even when they are synched - to avoid double bookings or shadow booking (that is when a site puts dates on hold for a booking but do not release them although the booking is not confirmed, it leaves a shadow on your calendar and you may lose these dates).

Do you work with other rental websites such as Home Away/VRBO or Flipkey/TripAdvisor?

We answer all questions within 1/2 an hour, this is one of the criteria to become a Superhost with Airbnb

Guests do not like to wait, for that reason authorising direct booking where a guest can make a reservation before having your consent is a sure way to increase revenues.Those who have questions want answers quickly, they are probably asking questions to 5 or 6 properties at the same time and will only wait for the first 2 or 3 answers.
